Real estate developer J Estates has partnered with elder-care network Emoha for its senior living project, J 36, in Sector 36, Sohna, Gurugram. The project will combine residential development with care and support services for senior residents.

Spread across 3.825 acres, J 36 will have 190 residential units and an estimated sales potential of ₹525 crore. The apartments will be available in three configurations: 2 BHK with caregiver room, 2.5 BHK with caregiver room and 3.5 BHK with caregiver room. Their sizes will range from 2,008 sq. ft. to 2,535 sq. ft., with an average starting price of around ₹2.40 crore.

Each apartment will have a dedicated room for a caregiver. The provision is intended to allow residents to access assistance when required while maintaining their privacy and independence.

J Estates will handle the project’s development and construction, while Emoha will provide elder-care services covering care, wellness and community engagement.

Anil Godara, Managing Director of J Estates, said the partnership would bring specialised elder-care expertise into the project. He said the aim was to develop homes that support independence and comfort while allowing residents and their families to plan for changing care needs.

Saumyajit Roy, Founder and CEO of Emoha, said families increasingly look for care and support services alongside housing when choosing homes for their elderly parents. He said Emoha would bring its experience in elder care into the planning of J 36.

The partnership comes as senior living projects increasingly seek to combine residential facilities with organised care services. The model aims to address needs such as safety, social interaction and access to assistance as residents grow older.
